Rent setting policy

How we set our rents

Your rent is set using a formula introduced by the Government in 2002. We use this to calculate a "target rent" for each property. However, we aren't allowed to raise your rent by more than a certain amount in any one year. This is known as "rent capping." When we have calculated your target rent and your capped rent, we will charge you whichever of the two is the lowest.

If you are a secure tenant, your rent is also re-registered every two years by the Independent Rent Officer Service. In calculating your rent, we compare your registered, target and capped rents, before charging the lowest of the three.

In practice, whether you are an assured or secure tenant, the rules mean that, in any one year, your rent will not be raised by more than the retail price index, plus 0.5%, plus £2 a week.
