Octavia's involvement in the leasing process
We aim to make sure that leasing to us is easy and hassle-free. The service we provide is aimed at providing identifiable benefits to you, us and to Kensington & Chelsea Council, with whom we work in partnership. The details below outline what leasing to Octavia Housing & Care means.
After you contact us, we will arrange for our negotiator to visit the property, ideally with you, to assess what rent level we will be able to pay. Our rent levels are very competitive. The agreed rent is paid to you on a monthly basis, in arrears, direct to your nominated bank account.
We have developed a standard lease that defines the legal and financial relationship and the obligation of each party. This document covers the length of the agreement, rental payments and the responsibilities of both parties with regard to management and maintenance. There are also clauses relating to remedies should either party not comply with any clauses.

Towards the end of the term of the lease we will contact you to discuss renewing the agreement and the current financial terms that we can offer. This is dependent on the councilís requirements at the time. Any furniture or fittings that have come to the end of their useful life will be replaced and new gas and electrical safety certificates will have to be provided. We can see to the replacement or repair of these items on your behalf as part of our service.
If you do not wish to renew the lease we will hand the property back and will agree compensation for damage caused, if any. We do not redecorate or replace furniture at the end of the lease.
When you request an information pack a specimen of our lease agreement will be sent to you.
We work with a number of quality contractors who maintain the homes that we own. We also use these contractors to undertake minor maintenance to the properties without any cost to you.
If non-minor repairs are required or items need renewing we will refer to you for guidance, and can often undertake repairs on your behalf if required.
If the tenants damage any items, other than through normal usage, we will repair or renew these.
The lease specifies the items each party is responsible for.
Octavia is committed to providing good quality housing management and we will ensure that your property is regularly inspected. If any issues are noted that require your attention we will inform you as soon as possible.
The tenants placed in the property have a legal agreement with us by way of an Assured Shorthold tenancy that sets out their obligations whilst living in the property. The tenants have a right to live in the property but the tenancy gives us the right to ensure vacant possession at the end of the lease or to evict the tenant should they break the terms of their tenancy agreement.
