The steps involved in setting up the process of leasing your property

What do you have to do?


Once our negotiator has visited the property you will be advised of any works that are required to bring the property to the required standard. There may be some grant money available to assist with this. All properties have to be furnished to a sufficient standard and applicable furnishings must conform to current safety standards.

In all cases hard wired carbon monoxide detectors and smoke alarms, and window restrictors will need to be fitted. If necessary a handrail for the stairs will be required and suitable locks for the front door. Our negotiator will advise of any other item requiring attention.

All properties will need a satisfactory current NICEIC electrical safety certificate and a clear CP12 (Gas safety certificate) before the lease can commence.

If applicable, we will also need to receive written confirmation from you that you have the mortgagee's, freeholder's or head landlord's approval to lease the property.
